From quiet concourse to the building’s strongest amenity.

We turned six vacant boxcars, an atrium, and an empty co-working space into a tenant-driven ground floor that drives engagement, supports leasing, and ties the building to San Francisco’s cultural calendar.

The challenge

A Class A tower with a quiet ground floor, tenants returning to office, and an active leasing push. No system existed to track activations, measure performance, or hear from tenants.

02
Our approach

Listen, test, scale.

We programmed across culinary, social, arts and wellness, and SF signature moments, then let tenant data decide what stayed.

61%of tenants asked for coffee, so coffee became the foundation.
The programming

Every activation, up close.

A year on the ground floor: eleven programs and the six-boxcar retail ecosystem, with the numbers behind each.

The event, and the building behind it.

“Working with Collective Impact across our San Francisco portfolio gave us a partner who thinks about both the event and the building behind it. Collective Impact brought creative ideas, strong execution, and a clear sense of how activations support leasing and tenant engagement at properties like One Market Plaza.”
